Complaint What Happened In XX/XX/XXXX, I toured a model home at XXXX XXXX, in XXXX XXXX. I liked the home, and inquired on the price and mortgage payment estimates to see if I was qualified to purchase a new build townhome. I've never purchased, or owned a home before. XXXX XXXX, is my sales rep who assisted me at the time. She gave me some estimates on pricing and I went home. XXXX contacted me within a few days to let me know that if I'm interested, I need to put a deposit of {$5000.00} and sign a contract. I submitted the {$5000.00} to NVR portal, and signed the contract. XXXX let me know that an additional {$20000.00} was required for XXXX money. So I uploaded {$20000.00} in XX/XX/XXXX. During this time I worked with the builder 's lender to secure a mortgage. I was given an estimate for 5.625 % fixed FHA XXXX for XXXX points costing approximately $ XXXX. At that time, the builder was offering $ XXXX in incentives to use their lender. I spent months awaiting a pre-approval, which ultimately never came. I inquired with XXXX on what happens if I'm not approved. She assured me everything would work out, and referred me to another " preferred lender '' XXXX XXXX. I started working with movement mortgage simultaneously with NVR, as instructed by the builder XXXX XXXX. Ultimately, movement mortgage never issued a pre-approval, and stopped contacting me. At some point in the mortgage process in XX/XX/XXXX, NVR called me to say that I would receive a denial, but not to worry as it was a formality, and that they were working diligently to get me approved. I received a call in XXXX from XXXX XXXX that my incentive was being increased to $ XXXX, a document was sent requiring my signature affirming this increased incentive. I signed the increased incentive document. I received a conditional approval in XX/XX/XXXX, which included paying down credit card debt, and explaining activity in my accounts, which was done. The original scheduled closing date was XX/XX/XXXX. This was pushed back by the builder 's request due to delays with utilities. The next date was XXXX which was also pushed back by the builder for utility delays. the closing was then scheduled for XX/XX/XXXX by the title company XXXX XXXX XXXX. However, the walk-though was scheduled for XX/XX/XXXX. Closing was rescheduled for XX/XX/XXXX, which did not happen because I haven't been fully approved in underwriting, which I was told on closing day when I inquired to confirm if we were closing. I've been asking the builder and NVR mortgage for the next steps since closing on XX/XX/XXXX has happened. I have not received an approval from the lender NVR, and when I ask about the XXXX money, I'm referred to the builder XXXX XXXX, which is also NVR. I've been sending emails inquiring about the XXXX money and haven't received any money or response, or approval or denial of a mortgage. {$25000.00} which I put up in good faith to purchase, with no mortgage, no house, no guidance.

Complaint What Happened We are first time home buyers with no experience in the housing market. We signed on XX/XX/XXXX for our new home to be built. During that phase, I was told by the builder that the closing cost estimate included a float down option on my interest rate and a total cash to close around XXXX. On XX/XX/XXXX, i started the process with NVR ( XXXX XXXX XXXX ), I was contacted over the phone and I was again advised that I had the float down option built into my estimate. I explained to the loan officer at that time to provide me with their offer because I was in discussions with other lenders. During that phone call, the officer did not explain mortgage points and persuaded me against locking in my rate at that moment. Fast forward a week later, I asked him about the interest rates as we signed all our disclosures and everything, he started talking about mortgage points and that we would have to pay approx $ XXXX for the points to buy down the interest rates but that it was already factored in. furthermore, during this conversation, the loan officer told me not to worry about locking in. Fast forward to last Thursday or Friday, around XXXX, after going over the commitment letter, the loan officer asked if I wanted to buy lock in the rate. I asked him for clarification on the float down and he told me it would cost an extra {$4000.00} on top my closing costs. This was never disclosed by him in the multiple conversations we had. I then asked to lock in the rate, and he told me it would cost another $ XXXX to $ XXXX to lock this rate in. I was in shock, he told me it was in the all the print on the documents that I signed ( he pressured us to sign the documents right away, and told me not to worry about the points or rates because " it was a live document and we could make any corrections as needed ''. I told him at that point, i would have to consider another lender that was not attempting to scam me and did not lock in. Now today, XX/XX/XXXX, I attempted to lock in my rate ( which was higher than a month ago ) and was told that if I wanted the best rate, it would cost me approx $ XXXX usd more cash to close as the the " points to purchase has drastically gone up since last week ''. Out of panic, I had to lock in at a higher rate today and it still cost me an extra $ XXXX usd that I did not account for. I am not going to be financially harmed by purchasing this house. I feel 100 % like the lender took advantage of us because of our situation. the officer and his boss were completely unwillingly to make another work and even after I attempted to explain how not transparent this all was, I was told to either lock in the rate today at an extra cost or holdoff and who knows what I would be paying. I got forced into locking the rate at this premium rate. I feel scammed and victimized by this lender and their deceitful tactics.

Complaint What Happened Purchasing A NEW home.XX/XX/2016 got all the required paperwork to them timely. rates at the time were 3.25 or 3.74 no higher, We got preapproved prior to our additional deposit of XXXX on the balance. NVR Mortgage the company of the builder sat on our application for two months, until the rates went up and failed to include the additional sum they received or the fact that we asked for 15 year mortgage loan back on XXXX XXXX, 2016. Please help us. My husband is a XXXX Veteran and was approved for a VA loan. This is unheard of that they have not yet given us a 15 year mortgage or they have recalculated the loan subtracting the large sum, they initially stated they never received.

Complaint What Happened I signed a contract with XXXX XXXX to purchase a house, at XXXXXXXX XXXX on XX/XX/XXXX and paid {$24000.00} deposit to their affiliate NVR mortgage. Despite sending all the documents to XXXX momentarily upon asking, even sent multiple document multiple times because XXXX claimed they lost it. I signed a contract with them to purchase home because my base is at XXXX XXXX and I'm an XXXX XXXX XXXX, XXXX ID XXXX. Upon starting at my position since XX/XX/XXXX, as of today I commute twice every week from my resident at XXXXXXXX XXXX. The process started in XXXX, XXXX, XXXX and still XXXX didn't give me a decision, neither approved, nor denied the loan. And if I want to come out of the contract they'll keep the deposit of {$24000.00}. From XXXXXXXX XXXX to XXXX XXXX XXXX is almost XXXX miles and I need to travel twice a week as XXXX requirement. However, it's become extremely difficult for me to commute such distance. It's risky XXXX XXXX, also draining in terms of health and finance. Few months ago my car stalled in the middle of highway in XXXX because it's a XXXX XXXX XXXX car. Since I'm in a house purchase contract, NVR prohibited me to get into any more debt. So I can not purchase a car either. However, it's also urgent for me to get a car at this point to commute to XXXX XXXX. In addition, I informed my apartment in XXXX so far XXXX times my move out date as NVR said that they'll close on XX/XX/XXXX, then XX/XX/XXXX, Then XX/XX/XXXX, then XX/XX/XXXX, then they gave XX/XX/XXXX as closing date but later on cancelled the closing date. Now, the locked rate expired on XX/XX/XXXX and NVR is making me pay extra money to extend the rate but I have been warning them that locked rate is expiring and they need to expedite the process. NVR have been negligent in every step, for example : XXXX loosing document that I emailed XXXX. Asking for same document multiple times XXXX. Asking about a document that has been emailed months ago XXXX emailed them a document on XX/XX/XXXX, they asked me to sign it and send back on XXXX week of XXXX, why?? - I asked them explanation why documents been lost, no explanation provided XXXX requested them for POC for Gov. correspondence, no reply provided NVR has everything from me as they requested since XX/XX/XXXX and still no resolution. I'm almost at a point of leaving my federal career if this continues because I can not afford this anymore, the commute, time, money spend, and the stress of XXXX XXXX. Working for my country has been my dream but NVR is causing trouble in a great deal.
