Complaint What Happened In XX/XX/XXXX, I purchased a Fannie Mae property under a XXXX rehabilitation loan. Back in XX/XX/XXXX, I found a realtor by the name of XXXX XXXX of XXXX XXXX, who referred me to XXXX XXXX at XXXX XXXX. XXXX promised that she had a mortgage banker who is experienced in distressed properties, and when I met XXXX he assured me he could help me. XXXX and XXXX then referred me to a contractor by the name of XXXX XXXX, who is from NJ but somehow on paper represented himself to be part of XXXX XXXX XXXX XXXX XXXX located in XXXX XXXX, NY. When I closed in XX/XX/XXXX, The contractor was given an installment to begin repairs on my house. Then in the course of four months, the contractor had access to my house to do all the necessary repairs to make my house habitable. In those four months, the contractor had ample time to complete the work, he even asked me to hire other contractors to do the plumbing and electrical work. .The plumber and electrician was referred to him from XXXX at XXXX XXXX . Which was shocking because I was promised to have a brand new home, and that I would not need to put out a dime outside the contracted price of XXXX, which was rolled into the XXXX loan for the rehabilitation. It became apparent that XXXX of XXXX XXXX intentionally wrote the contract so that I was responsible for repairs that was necessary to make the house habitable. XXXX knew that I was a single mother of XXXX kids and that I had a tight budget. He throughout the whole process assured me the numbers would work according to how much I could spend. After closing, I constantly had surprise after surprise, and found that I was paying for electrician, plumber and supplies from XXXX XXXX totaling over 2500 dollars. By the end of the project, I was over budget and dissatisfied with the run around that I was getting. When I moved into the house on XX/XX/XXXX, I was still having problems with plumbing, roof leaking and gas. The conditions were unbearable for me and my children and still is. To date, the ceiling in one of my bedrooms caved in from roof leaking, the paint on walls are all chipped, the flooring has chipped, the plumbing is poor, the basement was not repaired and the list goes on and on. I have a paper trail of emails, messages to XXXX and XXXX XXXX about the terrible conditions of my home and no action has been taken. The work is under a warranty and I was advised by legal counsel to file a lawsuit. I also had a licensed contractor access the damages and he has written an extensive report of the defective and poor work. I have asked XXXX and XXXX to please send another contractor to complete the work properly but they insist on sending a handyman who has in the last year has proven to not have the skill set to do the work properly. I am seeking restitution for my pain, suffering and aggravation. As well as money for repairs. I have invested a lot of money and time in this property. Me and my kids are suffering and its not fair.
