On XXXX I paid down my mortgage balance to 77.9 % XXXX from my original value of my property. I have a XXXX XXXX loan that allows you to pay down early on your mortgage to get rid of the PMI earlier than your scheduled date based on the original amortization schedule. The previous servicer of a previous mortgage that I had automatically removed the PMI from my loan once it dropped below 78 % XXXX so I was unaware that I needed to take action. After monitoring my loan for a month and a half and noticing that the PMI was not removed I looked into it. On the Round Point Mortgage website it stated that I needed to submit the request in writing and that signing the form authorizes for a BPO valuation to be completed at my expense. On XX/XX/23 I called Round Point Mortgage with my concern as XXXX XXXX does not require a BPO if using the original value of the loan ( which I was ). I was told that I still needed to submit it in writing and they would review. There was no way to electronically submit the form. It had to be printed out and then scanned and emailed. I do not have access every day to a printer so the soonest I could submit the request was on XX/XX/23. On XX/XX/23 I missed a call from Round Point Mortgage and they said that they would try again later. On XX/XX/23 I again missed the call and immediately called back to Round Point Mortgage abc spoke to someone other than the person assigned to review my case. I asked for them to have the assigned agent contact me to discuss and never received a call back. Next time I heard something was when I got back from vacationing out of the country ( from XXXX ) and I had a voicemail from a third party trying to schedule a time to complete the BPO. I called him back and told him that I was waiting to discuss with my mortgage company as I disagreed with it. That same day on XX/XX/23 I received my first email from round point mortgage telling me to contact the appraiser to schedule an appointment to avoid cancellation. I immediately emailed him back requesting him to contact me to discuss the need for a BPO. I did not receive a call back. I sent another email on XX/XX/23 again asking for a call to discuss my case. and again did not receive a call back. I reached out again on XX/XX/23 to the call center and spoke to a woman who stated that if I paid my loan down to 75 % XXXX that PMI would be removed without a BPO. I made an additional payment. I called back to the call center on XX/XX/23 to follow up on the PMI removal since the payment posted and spoke with a man that told me I would need to send the request in writing again as the previous request was canceled and that a BPO would be required. I advised him that per XXXX XXXX guidelines they do not require it but could not find the exact guidelines on XXXX XXXX website while I was on the phone with him. I said I would resend the request even though the first request should not have been canceled. I resent the request on XX/XX/23 with the XXXX XXXX guidelines stating that a BPO is NOT required if using the original value. I made a follow up call on XX/XX/23 and was told that I needed to email again to dispute the requirement of the BPO so I again sent an email to Round Point Mortgage servicing. On XX/XX/23 I got another call from a third party looking to schedule a time to complete a BPO again without a call from the mortgage servicer to discuss. I called Round Point Mortgage again and was told I would be contacted as it was being reviewed. I followed up again on XX/XX/23 with no resolution. On XX/XX/23 I contacted XXXX XXXX directly. They reached out to Round Point Mortgage to find out what was going on and I was told they have 10 days to respond. On XX/XX/23 I got an email from Round Point Mortgage stating that XXXX XXXX is requiring a BPO because my property was showing in a XXXX disaster area. My property has never been in a XXXX disaster area. And that I had until XX/XX/23 to respond to the appraiser or my request would be canceled again. I showed them that my property was not in a XXXX disaster area ( I believe it was Round Point Mortgage trying to find reasons a BPO would be needed and that they have never attempted to send documents to XXXX XXXX for approval ). I spoke to XXXX XXXX about this and they did not say that they denied the request. On XX/XX/23 I sent an email to Round Point Mortgage stating that XXXX XXXX sent them information. On XX/XX/23 I emailed again asking for an update. I got a response on XX/XX/23 that they were looking into it. On XX/XX/23 I reached out again for a update and requested PMI to be removed and requesting a refund check for the months that I paid and should not of. On XX/XX/23 I got a response that they were still working with XXXX XXXX to resolve the issue. I was told on XX/XX/23 by XXXX XXXX that they had reached out to Round Point Mortgage on XX/XX/23 and they had yet to receive a response. On XX/XX/23 I sent an email demanding this be resolved by XX/XX/23 or I would be filing a complaint for not complying with XXXX XXXX guidelines. I got a response from Round Point Mortgage with a disclosure from the closing of my mortgage that refers to general PMI rules NOT XXXX XXXX guidelines that should be legally followed by their company and i again responded that I expected it to be resolved by XX/XX/23. To this date XX/XX/23 I have not received notification that this has been resolved. The lack of communication from Round Point Mortgage to help their customer to resolve this issue and the fact that they are failing to follow the guidelines set by XXXX XXXX on the removal of PMI is unacceptable.

RoundPoint Mortgage is the loan servicer for my mortgage. On XXXX my mortgage payment was not automatically deducted from my bank account as it usually is so I was concerned something was wrong. I checked online and my account said my lon was paid off when clearly I did not pay it off. I contacted RoundPoint and they said that my loan was going to get sold to another bank XXXXXXXX XXXX XXXX but that the deal fell through so they would fix it. However, in the process I learned they had my address wrong ( this is my biggest complaint ). They incorrectly inputted my address using half of my old address and half of my new address. Today I learned that the sale did go through to another servicer.
This caused me to not to be able to receive any notification from RoundPoint about my loan change and also recieve information from my new loan servicer about my new account. As a result I could have went into foreclosure due to this issue because no payments on my loan would have been made unless I actively pursued the issue.
Its resolved now but my complaint is incredibly poor service from RoundPoint that if happened to another person may have resulted in an improper foreclosure or default.

I have not yet approached the company about this as I hadn't the time as of yet but we will get around to it before the week ends. As is our long time personal experience with this this company, they are difficult to deal with at best so we thought it was best to deal with this simultaneously.
The mortgage loan was placed on a forbearance for the Pandemic, as many people were doing with mortgages. I was forced to take a cut in salary for a few months as many were if they didn't outright lose their jobs and my wife is on XXXX. We were technically on one income.
We went into it in XXXX of 2020. We were on it for over a year and a half as we were granted a few extensions etc. When it was time to go back to paying we had a very hard time as this company refused to give us a straight answer on what our payment was going to be. We finally got back on track after a lot of negotiating and back and forth and agreed to terms, accepting the modification. At no time during all of this were we informed by this company that we were going to considered late and marked late on my credit report. Never did we expect this. We were on a forbearance. Period. Hardship that was approved. We just pulled my credit report as I was denied a modest personal loan and discovered that this company actually had me marked late. They marred my credit.

RoundPoint Mortgage Servicing Corporation ( XXXX ID # XXXX ) deducted {$350.00} from the escrow account ( loan number XXXX ). They marked as delinquent tax payments to New York XXXX on the statements and on the online portal. I called RoundPoint customer service on XX/XX/XXXX since I did not see New York XXXX delinquent payment received on the XXXX site. The agent who answered the phone asked me to check with New York XXXX and call back after a couple of weeks. I ended up calling New York XXXX to verify on the same day and they verified I don't have any delinquent tax payment ( not requested/not received ) on my account but they informed me they always receive the property tax payment late and they ended up charging interest to me.
I called RoundPoint customer service again on XX/XX/XXXX, the agent said they sent the payment through XXXX and their tax department is researching this so call back again after a couple of weeks.
I called again on XX/XX/XXXX to check again and the same answer received to call back. I'm filing the complaint since I did not get a positive answer even though I follow up continuously with the mortgage company. Appreciate all your help.

I am complaining in regards to the escrow account attached to my mortgage. I purchased a new construction house in XXXX of XXXX. Due to the fact that the property was new construction, the initial taxes due were low due to them being on a low assessed value of an unimproved lot worth {$11000.00}. The property then became assessed at a value of {$180000.00}. However taxes due on this new value for the City of XXXX did n't start until XXXX of XXXX and wo n't become due for the XXXX County until XXXX of XXXX.
Regardless I was instructed to put money down into escrow at loan closing despite my protest. I also paid {$770.00} a month into escrow to cover taxes, mortgage insurance, and hazard insurance. It was my belief that this would be the correct eventual amount.
I called Roundpoint Mortgage Servicing Corporation in XXXX of XXXX to request a refund for loan number XXXX. They stalled, saying they did not have all the taxes. In informed them they should get a City tax bill shortly. Once they received it they did perform an analysis in XXXX and I did receive a refund of {$6500.00}. However they increased my monthly escrow payment to {$860.00}.
I have now complained that they have the incorrect tax information for over a month. You see what they did was list my City of XXXX taxes at XXXX x {$1400.00} or {$5700.00}. The taxes are paid quarterly but only the first payment is {$1400.00}, the following XXXX are {$1000.00} for a total yearly of {$4500.00}. So they overestimated by {$1100.00} or {$97.00} a month.
They still have not fixed the error. They asked me to provide a bill, but I 'm not provided a copy by the City of XXXX until paid in full. I told them the information was available online at XXXX or they could call and request the information.
In addition, whoever has been looking at my account has now altered my hazard insurance from XXXX XXXX to XXXX XXXX Co with a wrong policy number and amount of {$550.00}. I did call the Hazard Insurance department at Roundpoint and verified they still have XXXX XXXX listed, but my online escrow account page still has the incorrect information.
In addition the XXXX is now listed wrong as well at {$1500.00} instead of {$1600.00} even though they pay that insurance monthly for {$130.00} which annualized is {$1600.00}.
I believe the evidence shows that somebody incompetent is reviewing my account or doing my escrow analysis.
Listed below are the correct annual amounts. XXXX XXXX has not billed but appears to be correct in relationship to what my neighbors are paying and is the estimated figure provided by Roundpoint.
My Escrow Analysis XXXX County Taxes : {$2400.00} City of XXXX Taxes : {$4500.00} Mortgage Insurance : {$1600.00} Hazard Insurance : {$550.00}.
Total Yearly Costs : {$9100.00} / XXXX = Monthly Escrow {$760.00} I am request that my escrow be updated to {$760.00} a month.

I am contacting the CFPB as I have tried dealing with my mortgage servicing company, Roundpoint Mortgage Servicing for over a month now to get the permanent modification agreement issued. I had completed the three trial payments X/X/17, X/X/17 & X/X/17. I was told by Roundpoint that there are ECB violations reporting on the title report that must be cleared before the permanent modification is issued. After I went to the ECB ( Environmental Control Board ) and obtained proof there is no and had never been any ECB violations on this property and I faxed the proof to Roundpoint. I was then told that the ECB lien is coming up on a different property but the same name as mine so this needs to be satisfied. I submitted proof this is not my property and never has been. They are insisting this must be satisfied anyways. I called the ECB again and they advised that this situation should not be. All New York title reports pull ECB violations which come up with the same name but if the property is not the subject premises, it is not my responsibility if I do not own the property which I do not and have proved I do not own. I have taken off two days of work to obtain the nonsense documents Roundpoint is requiring to be in the same place where they are requiring this to be satisfied. I understand Roundpoint is not located in New York so they may not be aware of how the ECB violations work but they are refusing to confirm this. I even called three New York title companies and also verified I would not be responsible to satisfy

Called customer service on the following dates : XX/XX/XXXX, XXXX, XXXX, XXXX, XXXX, XXXX, XXXX, XXXX, XXXX, XX/XX/XXXX XXXX XXXX, XXXX, XXXX, XXXX, XXXX On XX/XX/XXXX and XXXX I was told my request was being processed and that I would get a call by XX/XX/XXXX to schedule either an appraisal or XXXX.
XXXX XX/XX/XXXX and XXXX I was told Id get called by XX/XX/XXXX for the same reason. On XX/XX/XXXX I was told I would hear back about appraisal or XXXX by XX/XX/XXXX. Between XX/XX/XXXX and XX/XX/XXXX, was told on multiple calls that the PMI removal has been approved and that RoundPoint is working on final checklist to remove the PMI from my account, which should be done by XX/XX/XXXX.
On XX/XX/XXXX I was told they needed a receipt for one of the home improvements I had done, which I only found out about because I called them to ask why the PMI hadnt been removed. On XX/XX/XXXX I called to follow up and they told me they needed ANOTHER receipt for a different impovement and that they would like me to resend them information I had previously sent on XX/XX/XXXX ( type of improvement + cost ) in a single email with completion date and both receipts. This is all information I had and could have easily provided previously. Not only did they not ask for it, their representatives maxed false assertions that my PMI removal had been approved when it clearly had not been. When I called on XXXX XXXX, I was informed that the XXXX had JUST been ordered that same day, well after the 30 day window had passed. Round Point is not operating in good faith and making false assertions to their lenders which is costing their lender ( me ) significant time and money.

After our loan was sold to roundpoint mortgage company, we received a letter requesting documentation of homeowner insurance. We faxed the documentation to the number provided on the letter. We soon received a second letter requesting same. We re-faxed, emailed, and spoke with a customer service representative who assured receipt. We just got another letter notifying us of a charge of {$7200.00} to cover costs of insurance because we failed to provide documentation of insurance.

So this is my complaint # 3 regarding Round Point Mortgage Servicing Corporation since i never gotten fully explained responses and provided numbers - only partial dismissive responses.
So on XXXX I've sent following email to RoundPoint : Good afternoon, Mr. XXXX I just received the respond to my complaint to you and CFPB on my request to update the escrow monthly payment. Your respond contains 3 pages, The first page info that you DID adjust the amount from {$2800.00} to {$2800.00} per month.
The second page disclaimers The third page very general payment history.
You didnt send me detailed escrow analysis for which I asked in my complaint!
You didnt send me updated monthly Mortgage Billing Statement for which I asked!
You didnt send me a check to cover the difference that I have overpaid in XX/XX/XXXX, which would be : {$2800.00} {$2800.00} = {$25.00}!
I ask for the prompt respond to these 3 abovementioned requests, because ignoring my requests will prompt me to complaint yet again 3rd time to Consumer Financial Protection Bureau.
Please correspond in writing so I have a copies of your responses if further need for such arises.
XXXX XXXX loan # XXXX / complaint # XXXX Nobody contacted me with this letter which is no surprise considering their luck of customer service there.
on XX/XX/XXXX I've sent the following email to RoundPoint : Good morning.
I did receive the new Escrow Analysis Statement, but TABLE 2 Escrow Activity History, on the back has just one line beginning balance - {$3900.00}.
I would like to know how did you get this number I do need the whole history printed from the beginning, from XX/XX/XXXX! I need to go thru the numbers.
I still didnt receive the check for {$25.00} and no updated Mortgage Billing Statement Tomorrow is XX/XX/XXXX and I have to pay my monthly mortgage. So if I dont receive the requested papers by tomorrow and no manager/supervisor calls me with explanation ( please no customer advocate I need a manager ) I will have to complain yet again to Consumer Financial Protection Bureau XXXX XXXX loan # XXXX / complaint # XXXX Nobody responded, so as I advised to RoundPoint - I'm sending yet another complaint to CFPB. I'm also getting prepared myself to consider legal pursuit since the mortgage servicer whom I did not choose to begin with, keeps ignoring my requests.

As a follow-up with the Roundpoint mortgage response to my complaint XXXX I've contacted the mortgage servicer to find out when they going to make a promised 3rd escrow analysis, since in the letter they stated that they have received the tax refund of {$880.00} from town of XXXX XXXX ( that money is the fee the town charged the Roundpoint for not timely paying for the school tax ) and they are in the process to do a new analysis.
The contact name provided in the letter was XXXX XXXX.
I did call to speak to him, but he wasn't available so to my request I was told that i will be contacted by XX/XX/18 regarding the new escrow analysis and updated bill.
Nobody contacted me which is not surprise, knowing how dissmissive their customer service is..
which left me no choice but follow with another complaint to CFPB since the firsy complaint helped them to reduce my payment from {$4600.00} to {$2800.00} which i still believe is too high.
Please respond promptly as my due date to pay is just few days away and i dont want to pay late fee.

Rounpoint Mortgage offered me a modified mortgage because of COVD. Almost 9 months ago they sent me paperwork to be notarized, my lawyer was my notary. I mailed this second batch of papers to Roundpoint.
They lowered my interest to approx. 3 % and told me to pay {$1600.00}. They explained I had a lower interest rate and a 45 years mortgage after a 3 month trial. I completed the trial, as said I notarized the document requested.
Every month since XX/XX/XXXX I have paid XXXX the {$1600.00}. They called every month up to XXXX XXXX when I made the XX/XX/XXXX payment.
I am XXXX and am XXXX XXXX XXXX, I drove to our mailbox yesterday and received a letter from Rounpoint with a much higher monthly payment than promised. I called and a female transferred me over to XXXX who started yelling you dont answer your phone, we have been calling you. He was very mean repeating the above quote until I burst into tears. I do in fact keep contact with Roundpointnand made the XXXX Payment on the phone with a person who confirmed all is well, I am approved, all is finalized.
During this conversation, I find in this giant escrow statement that the loan was no longer in Roundpoint hands.
I called the new bank and they told me Roundpoint never finished all of this work. Rounpoint told me too bad, XXXX said the FHA did it, do you just want to keep venting? He then accused me of yelling I was just trying to convey to him that the new bank XXXX XXXX said Roundpoint did not do their job, we see paperwork but Roundpoint didnt file it I was lied to for over a year by Roundpoint XXXX they did not do their job as promised and have a fiduciary responsibility to complete what was promised and asked for a 2 documents, 1 was notarized and sent complete to them months ago.
The new bank has the papers from Rounpoint and said they did not do the job, now I must start all over again. I am a very sick woman and cried all day, it is devastating me.Roundpoint did not finish and shocked me in fine print, within a giant escrow statement they sneak in a higher payment and a new bank, no name of bank provided. So, I have a new bank with a high payment and a boatload of lies and admonishments from Roundpoint that I dont answer my phone. Please help me, Roundpoint blamed me? Even though I speak with them monthly and was promised modification 7 months ago. The letter from them is attached, I just opened it today and was attacked by this bank.
